External Wall Survey (EWS1)/PAS 9980:2022
EWS1 forms were introduced in 2019 in an attempt to provide mortgage lenders confidence that residential buildings over 18m height were safe following the Grenfell Tower tragedy.
However, it has now become commonplace for lenders and insurance providers to seek confidence that buildings of all heights are safe.
In 2022, the British Standards Institute (BSI) introduced methodology for the fire risk appraisal of external wall construction and cladding of existing multi storey and multi occupied residential buildings, known as PAS 9980:2022.
F.I.R.E. Consultancy carries out detailed external wall investigations which includes a desktop review of all available information, research into building history and on-site investigation to articulate risk outcomes in line with PAS 9980:2022 methodology and sign the EWS1 form as appropriate to the outcome of the report.
Fire Safety Management
Fire safety management of a building should encompass the use of the building (e.g. residential, commercial), its occupants and the services within it, including control and correct procedures for any visiting third-party contractors.
As such, the Regulatory Reform (Fire Safety) Order 2005 (FSO) places legal duties on the Responsible Person. Other items of legislation, such as The Fire Safety Act 2021, place additional legal duties on the Responsible Person.
